It’s that time of year where many are in reflection mode. You can finally look back at 2025 in its totality while also getting excited for the possibilities of 2026. And, the real estate industry is no different.

PropertyShark’s annual report outlining 2025’s top 100 most expensive zip codes in the U.S. is a helpful tool for seeing how luxury home sales shook out across the country. This year, after eight years in the #1 spot, Atherton, CA has been dethroned by another swanky, coastal zip code: Fisher’s Island in Miami Beach. The new top dog climbed from #4 last year and its median sale price nearly doubled, showing just how strong luxury real estate in Miami is currently.

While these areas are far above the others, the rest in the top 10 are neck-and-neck with their median home sale prices. See which other zip codes made the cut below (Hint: There are three from New York).
