Some property listings seem to languish for years without any buyers—even in a hot market. Take Three Ponds Farm in Bridgehampton, a 60-acre estate that was first listed for $75 million in 2003 and is currently available for $50 million from Dana Trotter of Sotheby’s. The property includes a 25,000-square-foot main house, a grass tennis court, three ponds, and an 18-hole golf course designed by Rees Jones, but despite all the bells and whistles, it has proven to be a tough sell. Could its location off busy Scuttle Hole Road have something to do with it? Maybe, but it also takes a particular golf-obsessed buyer to shell out the steep annual course maintenance fees. Nevertheless, “residential golf courses are not common, even in the Hamptons,” says Chris Chapin, a broker at Douglas Elliman, who describes the property as a potential ace in the hole. “I could see this ending up in a bidding war, and whoever buys it could turn a handsome profit by flipping it in a few years.”
