A Famous Filmmaker and Prominent Architect Look to Sell Their Unique Tribeca Compound for $30M

What do you get when you an acclaimed architect marries an award-winning filmmaker? Something much like this cool, artfully crafted Tribeca townhouse. Architect Diana Kellogg (who has projects across the city and around the world) and filmmaker Neil Burger (behind “Divergent,” “The Illusionist,” “Limitless”) are selling their downtown Manhattan property for a steep $30 million.

The creative couple’s two-story brick townhouse dates back to 1868, when it was originally a storefront and workshop. Seeing its great potential, Kellogg transformed it into cool and spacious home full of special details. In total, the listing consists of this 4,100-square-foot townhouse, a private gated parking area for up to three cars, plus an additional 2,500-square-foot property across the street. It’s really more of a personal compound, which is scarcely found in New York City or even thought possible.

Behind the townhouse’s 40-foot brick facade, the main residence showcases a mix of modern touches and industrial roots, which Kellogg was determined to honor. On the first level, an open-concept living and dining room features a wood-burning fireplace, brick-vaulted ceilings, original beams, and oversized windows. Upstairs, the primary suite follows suit in its airy and serene yet rustic style. It holds a large walk-in closet and an ensuite bathroom, which features a marble sink from the original Ritz-Carlton Hotel. There is another bedroom suite nearby while the third sits on the lower level along with a media room ideal for movie screenings.

Atop the townhouse, a rooftop terrace spanning 1,000 square feet overlooks the neighborhood below, which includes Tribeca’s iconic Staple Street Skybridge. The property across the street is currently a “Creative Annex” that houses Kellogg’s practice. It’s complete with a kitchenette and bathroom, so it could continue to be a detached work space or become a dedicated guest house. How often do you see that in Manhattan?

The literal cherry on top? The Tribeca offering comes with air rights for up to three additional stories to be built onto the townhouse. While the price is ultra-steep, so are the possibilities for this unusually configured and rare property. Joshua Harman of Lew Geffen | Sotheby’s International Realty represents the listing.
