While there are many noteworthy residential developments to keep up with around the world, one that must be on your radar for 2026 if you work in ultra-luxury real estate is 1 Mayfair in London.
Highly anticipated and buzzed about, the £2 billion project from Caudwell will have just 24 principal residences, including penthouses and townhouses, with pricing estimated to start at £35 million. Yes, you read that right. Talk about exclusive and super prime, as the Brits say.
Undoubtedly, buyers circling 1 Mayfair next year may have net worths reaching into the billions or hundreds of millions. And, with that, comes sky-high expectations for beauty, privacy, amenities, and convenience. That’s no concern for the ambitious development firm, who purposefully takes on select projects and creates primarily for this clientele.
They tapped New York-based Robert A.M. Stern Architects and Paris-based, American-Chilean designer Juan Pablo (J.P.) Molyneux for the building’s design. Overseen with great care by Caudwell, it has been approached like a world-class luxury hotel, with extensive back-of-house facilities including secret doors, hidden corridors, staff stairwells and staff passenger lifts helping the service team to move discreetly throughout the development, almost like a modern-day ‘Downton Abbey.’ Residents can also expect lavish lounge areas, such as a grand reception room, a library, and a garden gallery, plus sanctuaries for wellness like the expansive health spa and courtyard garden.
Additionally, Dorchester Collection was recently appointed to manage 1 Mayfair. This includes full property management as well as a white-glove concierge and hotel-style services from event catering and grocery shopping to professional flower arranging and daily maid service (if requested), and so much more.
British entrepreneur and billionaire philanthropist John Caudwell, who founded his eponymous property development firm, says, “1 Mayfair is London’s most prestigious residential address, designed to be a leader in global luxury, so we have appointed the internationally acclaimed Dorchester Collection to manage 1 Mayfair. It is part of our vision to ensure that the exceptional amenities and private residences that Caudwell has created at 1 Mayfair are operated to the highest standards of elegance and polished professionalism for which Dorchester Collection is world renowned.”
The businessman, who also launched Le Provençal last year after 10 years of meticulous work, has a passion for “legacy projects.” That is, reimagining and elevating special buildings or locations, which is how 1 Mayfair began.
Planned to be complete in Q1 of 2027, 1 Mayfair will likely open its main sales phase in 2026 when the first model residence is gloriously unveiled. Until then, stay on the lookout for new details.
