Another project brand-new to the fray—one of only four that Bridgehampton-based Stelle Lomont Rouhani Architects has done on a speculative basis—is listed for an impressive $12.15 million with Douglas Elliman’s Bonny Aarons and Janette Goodstein. Located in the Amagansett Dunes, the five-bedroom, 4,555-square-foot residence features a geothermal system, solar panels, a rooftop terrace, and direct beach access. Developer Lynn Cappelli “approached the project as if it were for herself,” says architect Viola Rouhani, “and no corners were cut, as might be expected in a traditional spec-house scenario. It was a great experience.”
