Ryan Seacrest Cuts the Price of His Exquisite, 40-Acre Compound in Napa Valley

It’s been nearly two years since famed host and producer Ryan Seacrest first sought to sell his sprawling Napa Valley estate. The luxurious 40-acre property in St. Helena came to market in summer 2024 seeking $22 million, but has now gotten a new price. While not exactly a deal for the average person, wealthy buyers looking for a private, sun-soaked wine country retreat may now appreciate the discount as it’s now asking $19.8 million.

Where to start with this expansive residence? After arriving at the gates, you can choose between going straight to the 8,650-square-foot main home with three bedrooms, checking out the 1,200-square-foot guest cottage with two bedrooms, or heading to the pool and 900-square-foot pool house to cool off with a swim after your travels. It feels like entering a five-star Napa Valley resort, and offers pristine interiors to match, of course.

Seacrest purchased the dazzling home in 2020 and soon jumped into giving it fresh flair. The main house was built in 2004, so it was calling for a bit of freshening. The celebrity tapped Silvia Nobili of Nobili Marques Arquitectura, builder Grassi Construction, and Clint Nicholas Design based in Los Angeles for the 2023-2024 project. The main goal was to simplify some of its rustic, Tuscan-inspired design to bring in a sense of modern, minimalist living. They didn’t strip warmth from the property, however, and its inviting, wine country persona is still instantly palpable. There were also some more extensive changes made, such as expanding the primary suite, creating a guest wing, and remodeling the wine cellar.

Outside, the grounds are a world of their own destined for unwinding in nature. Fragrant with plants, the land boasts a 220-tree olive grove, a bocce ball court, many al fresco living areas, and beautiful exterior lighting illuminating it all.

Seacrest seems eager to sell, and perhaps the price is right for someone with deep pockets now. Cyd Greer of Coldwell Banker Brokers of the Valley represents the trophy listing.
