This Cape Cod Beach Estate Is Set to Be Record-Breaking If It Sells for Close to Asking

With weathered shingles, sweeping lawns, and the ocean in the backyard, this East Sandwich beach estate has all the makings of a classic New England escape. Think “The Summer I Turned Pretty” or “The Five-Star Weekend” vibes. But, its $12.9 million asking price is what really grabs attention as it could make local real estate history. If the property sells anywhere near its asking price, it will easily sail past Sandwich’s current record home sale of $3.3 million.

This approximately 16,000-square-foot waterfront home has six bedrooms and 10 bathrooms, with plenty of room for generations of guests. Its shingled facade, steep rooflines, stonework, and manicured grounds give the sprawling residence a quintessential Cape Cod character, while the interiors open up to grand proportions.

Inside, sunlight and water views do much of the decorating, but a new owner may be tempted to make some cosmetic updates. Remodeling the bathrooms and replacing some light fixtures could give the spaces new life. Currently, a soaring living space pairs warm wood floors with a stone fireplace, an arched window, and walls of glass overlooking the bay. Elsewhere, coffered ceilings, detailed millwork, a wood-paneled library, and another light-filled room beneath a glass ceiling emphasize warmth and craftsmanship. The expansive primary bedroom may have one of the best views in the house, with a wall of windows framing the water.

Of course, weekending on the Cape Cod is really about getting outside. An infinity pool overlooks the surrounding greenery, while a private boardwalk winds through the coastal landscape to a sandy beach. There’s also a putting green and poolside cabana, while rainy days are covered by a private theater, game room, and fitness center.
