The West Village is known for its charming residences—including early 19th-century brownstones, carraige houses, and transformed lofts. On Perry Street, a 100-year-old parking garage is undergoing a massive transformation, and one of its penthouse units might just set a new downtown price record. Penthouse East just listed for $85 million, far above the current record-holder: A prominent couple’s sale of $60 million earlier this year.
Penthouse East will span 7,700 square feet across three levels, with 2,800 square feet of outdoor terraces. There will be a total of six bedrooms and 10 bathrooms. Entertaining areas will boast large expanses of glass overlooking Midtown Manhattan, with plenty of space to dine and lounge outside. For example, the rooftop terrace will even have an outdoor kitchen. Further details ultra-wealthy buyers can expect include 12-foot ceilings, sultry lighting, and an on-trend kitchen that balances brightness and warmth.
“The developer and project architects worked closely with the Landmark Preservation Commission to ensure that the exterior of the building was in line with neighborhood and landmarks expectations,” says listing agent Jim St. André of Compass. “The interiors are being completely transformed to create seven beautifully scaled contemporary apartments, many with outdoor spaces breathing new life into a treasured West Village building.”
Leroy Street Studio is behind the renovation, slated to be complete in early 2027. The neighboring unit, Penthouse West, has already sold for $57.5 million, according to the New York Post.
