At 198 Shore Road, what looks like an over 100-year-old waterfront manor is, in fact, a splendidly timeless new build that the owners and their team spent more than seven years creating. It recently listed for a steep $21.9 million and went into contract roughly a month later, which reflects the continued allure and current strength of Fairfield County’s ultra-luxury market.

Because the site sits within a floodplain, the owners could not rebuild the original Lucas Point house, which stood there previously. Instead, they collaborated with Dinyar Wadia and Robert Butscher of the design/build firm Wadia Associates to design a completely new home. They shifted the site to face south and east for optimal views of the Long Island Sound, and restored the sea wall to guard the 0.63-acre property with Gatsby-like grounds.

The 7,902-square-foot house itself carries a coastal palette with bold blues and intricately patterned European-inspired wallpapers by Pierre Frey, Penny Morrison, Schumacher, and Phillip Jeffries. Meanwhile, a lighting package by Orsman Design complements the brass Lacanche range and the cool-toned marble in the kitchen and bathrooms. Arched doorways and herringbone oak floors lead into a high-gloss emerald butler’s pantry that bridges into the rest of the dining and entertaining spaces. In selecting elegant, antique pieces, such as Chesneys fireplace mantels in the upstairs bedrooms and office, the design team also weaved in classic, vintage character.

All in all, there are six bedrooms, five full bathrooms, and a guesthouse split by a glass breezeway, which reveals a secret garden to roam. A lighting and smart-house control system was included to ensure the home would remain relatively low-maintenance. Also contributing to the price, the main house includes a walk-in wine cellar, a two-stop elevator, and a soundproofed gym. The buyer can get to enjoy the rest of their summer days by the pool and savor al fresco dinners on the terrace into the evening.
