Actor Joshua Leonard Meticulously Restored This Historic Hudson Valley Compound Now Asking $3.5M

How much does Hollywood have in common with the Hudson Valley? While the two locales are on opposite coasts and certainly have different energies, they actually have quite a few similarities. Most of all, they are both sprinkled with famous residents. The Hudson Valley has been home to stars like Ethan Hawke and Uma Thurman, Glenn Close, Matt Damon, and many more.

Actor Joshua Leonard and his family moved to the Hudson Valley in the early pandemic days. In 2021, he was drawn to a picturesque compound needing some TLC and transformed the property with great care over two years.

“I began to formulate the idea of parlaying the skills I’d learned running film sets into large-scale building projects: Budgeting, problem-solving, managing crews and their individual needs, while always keeping one eye on the end goal,” Leonard shares. Millions of dollars and over 100,000 hours of work later, Breezy Hill Compound is now completely restored and up for sale. It first hit the market last year for $4.275 million and is now asking $3.495 million.

Situated on 20 acres in the hamlet of Accord, the property hosts a main residence that dates back to 1815, two guest houses, a two-car garage, and a post-and-beam barn. For the three-bedroom, three-bathroom stone main house and barn, “we took our time and spared no expense,” Leonard notes. He bought a circa-1800s disassembled barn for the reclaimed beams and planks and sourced 12-foot stained-glass windows from an old church in Goshen. Through special touches like these, the property retains a deep sense of history while exuding a rustic modern look. The two guest houses (each with two bedrooms and two bathrooms) were “built by stick in the ’50s (and left to rot in the ’80s),” according to Leonard. The construction team rebuilt them but kept their original footprints.
